KAMPALA — Prominent businessman Sudhir Ruparelia has introduced a new high-end residential development in Kololo, further cementing his footprint in Uganda’s luxury real estate market.

The project, known as One-10 Apartments, is a multi-storey complex developed by the Ruparelia Group through its property arm, Meera Investments.

Situated along Prince Charles Drive, the development is positioned in one of Kampala’s most prestigious residential areas, long known for hosting diplomatic missions, business executives, and high-net-worth individuals.

The One-10 tower rises about 15 storeys and comprises more than 150 premium residential units, ranging from one-bedroom apartments to four-bedroom penthouses.

The apartments offer generous living spaces, between approximately 123 and 250 square metres, designed to meet the needs of affluent homeowners, expatriates, and property investors.

Property analysts say the development reflects a growing shift in Kampala’s housing market, where demand for secure, serviced apartments in prime locations is steadily increasing.

“There is a clear transition toward vertical living in Kampala’s prime areas, driven by demand for convenience, security, and modern amenities,” a city-based real estate analyst said.

Developers describe One-10 as more than just a residential block, positioning it as a lifestyle-oriented development built around comfort, space, and exclusivity.

The apartments feature contemporary interior finishes, fitted kitchens, and large balconies offering sweeping views of the city.

The project is also built around ten defining elements of luxury living, including prime location, security, aesthetic design, and access to premium leisure facilities.

Residents will have access to a range of amenities designed to mirror international standards. These include a rooftop swimming pool, gym facilities, and dedicated recreation areas.

The development also incorporates secure basement parking, backup power systems, and advanced security infrastructure to ensure uninterrupted comfort and safety.

Developers say the rooftop leisure area has been designed as a standout feature, offering a tranquil setting overlooking Kampala’s skyline.

Kololo remains one of the most sought-after addresses in the city, offering proximity to the central business district, international schools, and upscale hospitality venues.

Its reputation as a diplomatic and elite residential hub continues to drive demand for high-quality housing in the area.

Real estate experts note that projects such as One-10 are attracting investors seeking stable returns in Kampala’s growing property market.

Demand for luxury rental units, particularly from expatriates and corporate clients, has increased in recent years, making high-end apartments a viable investment option.

Mr Ruparelia has led several landmark developments that have shaped Kampala’s skyline, including Kingdom Kampala and Speke Resort Munyonyo.

His continued investment in large-scale real estate projects underscores a broader trend toward modern, high-density urban developments in Uganda.

Analysts say the rise of developments such as One-10 Apartments signals a transformation in how Kampala’s urban space is utilised, with more emphasis on vertical expansion and integrated living.

As demand for premium housing continues to grow, projects like One-10 are expected to play a key role in redefining luxury living standards in the city.
